A company leaving coworking is used to arriving on Monday and working. It owns no furniture, employs no office manager and often has a membership that ends on a fixed date. So the brief turns the usual order upside down: the move-in date comes first, the length of the commitment second, the layout last. A custom buildout belongs to a later office. The first one is usually a floor somebody has already built.

Who pays the broker when a startup leaves coworking for a private floor?

In most transactions the landlord pays the broker fee, and a furnished or flexible lease of a private floor works the same way. A sublease is the usual exception: there the fee normally comes from the tenant handing the space on. Ask the brokerage company to confirm the arrangement for each floor on your shortlist.

We are 12 people. Should we stay in coworking?

Probably for now, unless hiring will take you past 15 soon. At your size the desk memberships usually cost less once furniture, internet and cleaning are counted. If the plan reaches 20 within the year, start touring a few months ahead, so the move happens on your schedule and not the operator's.

Do we need to buy furniture for a first private floor?
