Four services after the search, and where each hands to the next
- Search and lease. The broker's part ends with a signed lease that fixes three things: the allowance, the delivery date and what the landlord must approve.
- Buildout. Construction management turns those three into design, filings and a contractor. Custom work typically runs 10 to 16 weeks.
- Facilities. Once the team is in, facilities management keeps the office cleaned, maintained and supplied, with someone on call.
- Furnished floors. Flex by Nomad is the route with no construction at all: a furnished private floor on flexible terms that a team can usually occupy two to four weeks after it signs.
Time is usually lost at the handoffs. With the people pricing the buildout seated beside the people negotiating the lease, design can begin while the lease is still in drafts.
Why to ask who runs the buildout before you hire the broker
The allowance, the delivery date and the approval terms are often settled by people who never see the construction budget. A broker with no part in the building work has less reason to check them against a real number: whether the allowance covers the contractor's estimate, whether the handover leaves time to build, and whether the landlord may refuse your plans or your contractor.
So ask every firm three things. Who prices the buildout before we sign? Who manages it afterward? Are those people employees or a referral? Any answer can work. Learning it after signing cannot.

Does hiring a firm for the lease mean using its builders too?
Not by the nature of a lease. One common arrangement is the tenant build: the tenant picks its own contractor, the landlord signs off on the drawings and on that contractor, and the allowance is paid back against invoices. At Nomad, brokerage, construction management and facilities management are separate services, and a tenant on a direct lease adds facilities management as a package. Ask any firm, ours included, which parts are optional, and say early who will build, so the lease reflects it.
What does facilities management cover once we have moved in?
The running of the office inside your own space: cleaning, maintenance and repairs, keeping the pantry stocked, managing vendors, and someone to call when something breaks. The building's property manager still looks after the lobby, the elevators and the base systems on the owner's behalf.
Is a Flex by Nomad floor a service or a listing?
Both. It is a private floor with the furniture, wiring, cleaning and support arranged, usually taken for 12, 24 or 36 months. It suits a team that needs to be working within weeks or would rather not manage a buildout at all.
When should the construction team first see a floor?
Before the letter of intent, on the finalist floors. A test fit and a contractor's estimate at that stage give the broker a real number to size the allowance request against. After signing, the allowance is fixed and the estimate can only tell you what you owe.
