At a small firm, the person who pitches is usually the person who tours, negotiates and picks up the phone, and that broker knows a handful of neighborhoods building by building. Is a boutique brokerage too small for a 15,000 square foot lease?
No. A lease of that size is ordinary work for a boutique that handles full floors, and a senior broker will usually run it personally. Size becomes a limit when the requirement spans several cities, or is a block so large that only the city's biggest owners can supply it. There a national firm's coverage earns its place.
Can a boutique end up on both sides of my deal?
Any firm that also leases buildings for owners can, large or small. New York requires informed consent from the landlord and the tenant before one broker acts for both, so the situation has to be disclosed.
