The best NYC neighborhoods for tech companies are the five that make up Midtown South: Flatiron, NoMad, Union Square, SoHo and Chelsea. Tech companies cluster there for two reasons. Subway lines converge on those blocks, so more of a team reaches the office with one transfer or none. And the buildings are lofts and small prewar floors that give one company a whole floor. Which of the five is best depends on your own team: plot the home stations of the people you employ and the candidates you interview, count transfers, and the map usually narrows to two. Why tech companies cluster in Midtown South

Three things compound. Transit: at Union Square the 4/5/6 meets the N/Q/R/W and the L. Building stock: loft floors with high ceilings and open plates, usually one tenant to a floor, which suit engineering teams. And proximity: candidates already commute to these blocks for the jobs they hold now.

In 2026 through the second quarter, close to 70 percent of the square footage AI and tech tenants signed was in Midtown South, according to our market report.

The five tech neighborhoods, by what each is for

  • Flatiron: where the venture-backed cluster is thickest. Lofts and small prewar buildings, workable from a seed team to a growth company.
  • Union Square: the best-connected hub below 42nd Street, so the choice when reach matters most.
  • NoMad: boutique prewar buildings with efficient floors, suited to Series A and growth-stage teams.
  • SoHo: cast-iron lofts, and an address that helps design-led and consumer companies recruit and sell.
  • Chelsea: large loft floors at the value end of the group, and the weakest of the five for commuters from the east side.

The spread among them is a few minutes of travel and a wide range of rent. We do not quote the rents here because they move. The full cost of occupancy converts each neighborhood's current median into a monthly figure per person.

What Silicon Alley refers to

Silicon Alley is the nickname given to New York's first cluster of technology startups and the blocks they occupied: the loft buildings of Flatiron and Union Square. Those companies wanted floors that were not law-firm towers, and buildings put up for showrooms and the garment trade offered tall ceilings and huge windows. Tech companies have treated those blocks as the obvious address ever since.

How to choose: plot the commutes, then match stage to stock

Collect the home subway stations of your current team and your recent candidates. Score each neighborhood by the number of transfers, not by minutes, and give extra weight to the roles that are hardest to fill. One transfer or none is accepted without thought. A second transfer comes up in every offer conversation.

Then match the company's stage to the buildings. Seed teams coming out of coworking tend to pick Flatiron or Union Square when reach matters most and Chelsea when rent does. Is Flatiron still the center of New York tech?

For venture-backed companies that fit on one loft floor, yes: it has been the default address since the Silicon Alley years, and companies tend to leave only when they need a bigger floor than the district builds. The largest recent tech leases have spread wider, to NoMad, Hudson Square and Downtown, as our market report shows. Does the neighborhood really change who accepts a job offer?

The transit radius does. It decides who can take the job without rearranging their day. The exact block matters far less than candidates say it does. Use the neighborhood to buy reach, and rely on the office itself to keep people.

Which of these neighborhoods costs least for a tech startup?

Chelsea is usually the value end of the Midtown South group, and Penn Plaza, one avenue from the lofts, tends to price below the cluster and sits on top of regional rail. The order moves with the listings, so check the current medians for every submarket on the rent page. A cheaper neighborhood that adds a transfer for your hardest hires is rarely a saving.
