Four names for one licensed role

  • Tenant realty advisor: the term on this page, and a less common label for the same job.
  • Tenant's agent: the same person, described by whom they act for.
  • Tenant rep, or tenant representative: the usual trade name.
  • Tenant advisor: the name firms use when they want to stress planning.

Once you are represented, landlords and their agents deal with your broker and not with five people at your company. They are told the requirement: the size, the timing and the kind of space. They are not told your ceiling, how urgent the date is, or which floor you like best.

For a company in stealth, or one that simply prefers discretion, the tenant's identity is held back until there is a deal to sign. What to prepare, and how little the first message needs

Is a tenant realty advisor licensed differently from a broker?

No. There is no separate license for the title. The person is a licensed broker or a licensed salesperson working under one, and the title describes whose side they are on.

Can a landlord learn who we are before we are ready?

The process is built to prevent it, and it has to be set up before the first tour. The usual leaks are tour sign-in sheets, a broker's own marketing, the lobby directory and building staff, and each can be managed. Your name goes to one landlord, at offer, under a nondisclosure agreement.

Does a confidential search raise the rent?

Not materially. Some institutional owners insist on full disclosure, which narrows the pool slightly, but the rent rarely moves. What it costs is time.

What do landlords need to know about a startup's finances?
