Flex shop and office space usually means a low-rise commercial building that combines a shop, warehouse or light industrial area with a few offices under one roof. Manhattan office buildings do not sell that product, and Nomad does not list it: our listings are office floors, all in Manhattan, with no storefronts, shops or warehouse bays. The two meanings of flex space, side by side
- The shop and industrial meaning. One building, usually low-rise, with a workshop or storage bay and a few offices attached. It has a loading door, and the tenant makes, stores or sells things on site.
- The office meaning. An office taken on a shorter, simpler commitment than a conventional lease, usually furnished or prebuilt. Nothing is made or stored beyond what an office needs.
The same words describe both, which is why a search for commercial flex space returns such mixed results.
What Nomad lists, and what it does not
Nomad's listings are office floors, and all of them are in Manhattan. There are no storefronts, no shops and no warehouse bays among them, and we do not source that kind of space. If your business needs a street-level shop or a loading dock, an office broker is the wrong call, and it is better to hear that at the start.

The loft floor: Manhattan's open, adaptable office
The nearest thing Manhattan has to adaptable commercial space is the loft office floor, and Chelsea is full of them. They are side-street buildings of six to twelve stories, built around 1910 for the garment trade, with deep floors, ceilings of 11 to 13 feet, few columns and oversized windows. A single company usually holds the whole level, reached by an elevator keyed to it. An open floor like that can be arranged as desks, a studio or a large meeting space, and rearranged later.

What to tell a broker when the work involves more than desks
Say it in the first message, before any tour is booked, so the building is checked and not only the floor.
- What moves in and out: deliveries, samples, equipment. We check the freight elevator and its hours.
- When you work: early, late or weekends. We check building hours and after-hours air conditioning.
- What you plug in: anything heavier than laptops. We ask about electrical capacity.
- What you do in the space. The lease states the permitted use, and your attorney should confirm that your activity fits it.
No broker can promise that a given use is allowed in a given building. The lease and the landlord decide.

Does Nomad have storefront or warehouse space for lease?
No. Every listing is an office floor in a Manhattan office building. For retail or industrial space you need a broker who works in that part of the market.
Can a small business that ships product run from a loft office floor?
Sometimes, on a small scale. It depends on the building's freight access and hours, and on the use clause in the lease, which defines what the space may be used for. Raise it before touring, so only buildings where it could work make the list. Nothing here is a statement that a particular use is permitted.
How is office flex different from the industrial kind?
Office flex is about the commitment: a shorter term on finished office space. Industrial flex is about the building: a mix of workshop or storage with offices. They share a name and little else.
