What a published rent and address let a tenant test

A firm that prints its numbers can be held to them. With the address you can walk past the building, time the commute and look at the lobby before anyone schedules a tour. With the size and the asking rent you can work out the monthly cost yourself: the rate times the square feet, divided by twelve.

What to look for in a leasing broker, ours included

  • Recent leases for tenants of your size, in the neighborhoods you are weighing.
  • The name of the person who will run your search once the pitch is over.
  • Offers compared on what each floor costs over the term, with free rent, the allowance and escalations counted.
  • A plain answer on pay and on conflicts. How can a startup verify a brokerage firm's track record?

Ask for things that can be checked without the firm in the room: named clients you can call, addresses of offices it delivered, and current listings with prices. Then compare what the firm says with what it has published. A record that exists only in a pitch deck is a claim, not a record.
