Startup Office Leasing in NYC: The Weeks From First Call to Move-In
Startup office leasing in NYC runs on two clocks. On a furnished or pre-built floor, a decisive team is working from it about six to eight weeks after its first tour, since the keys come two to four weeks after signing. On a floor built to order, construction alone typically runs 10 to 16 weeks and the whole process four to six months. Before the calendar, one fact: Nomad lists floors in Manhattan and nowhere else, so there are none in Brooklyn. Before the clock starts: what a startup should settle
The weeks below assume five things are decided before the first call. Each one that is missing adds time.
- Headcount now, and in 12 to 18 months.
- The date you need to be in.
- A monthly ceiling.
- Who decides, and who signs.
- Furnished or custom: whether you will take a floor as built or want one designed for you.
The furnished calendar: first call to desks, week by week
- Week 1: the brief goes in, a broker reaches out within the hour during business hours, a first shortlist can be ready within 24 hours, and the tours fit in one afternoon.
- Weeks 2 and 3: second visits, landlord proposals and the letter of intent.
- Weeks 3 to 5: the lease, drafted by the landlord's attorney and reviewed by yours. Leases usually take three to six weeks, so this is the fast end.
- Weeks 6 to 8: move-in. The keys to a floor that is already built usually follow the signature by two to four weeks.
That is the calendar of a team that answers quickly. It is a typical run, not a promised one.
The custom buildout calendar: the same start, a longer finish
The first five weeks are the same. After signing, a custom floor adds:
- Design: two to three weeks.
- Permits and long-lead orders: three to four weeks, overlapping with design.
- Construction: six to nine weeks.
Together that is 10 to 16 weeks from signing, and four to six months from the first tour. Starting the design while the lease is still being negotiated is how the phases overlap. Coming from Brooklyn: why Midtown South, and why Chelsea
All of the floors on our book are in Manhattan. Brooklyn has none. If your team lives there, that matters less than it sounds. Our neighborhood framework puts it this way: a tech, media or design company whose people commute in from Brooklyn and Queens tends to end up in Midtown South. The way to test it for your own team is to count the transfers from each person's home station.

Are any of Nomad's listed floors outside Manhattan?
No. Manhattan is where every floor on our book sits; there are none in Brooklyn or any other borough. If the right answer for your team is outside Manhattan, we will tell you that plainly so you do not lose weeks.
Which week of a first lease tends to slip?
The lease weeks. Drafts stall when terms settled in the letter of intent are reopened, or when comments sit unanswered. The landlord's attorney is rarely the hold-up. A complete letter of intent and quick replies keep those weeks at three and not six.
When should a startup make the first call if the move-in date is fixed?
Count back a quarter from the date for a furnished or pre-built floor, and at least four months for a custom buildout. Earlier is better: a team that starts two quarters out chooses from more floors and negotiates without a deadline against it. How long it takes to get an office maps the phases.
Can the team stay in coworking while a custom floor is built?
Yes, and it should. Keep the membership through the whole buildout and for a week after move-in. Paying for both spaces for a few weeks costs less than a team with no desks because an inspection ran late.
