The five inputs, and what each one decides
- Headcount sets the size. Enter the team you expect a year from now, not only the one you have.
- The move-in date sets the route. A finder can return furnished floors, ready two to four weeks after a lease is signed, or floors needing a custom buildout, which typically takes 10 to 16 weeks.
- The monthly budget sets the rent per square foot you can afford: twelve months of budget, divided by the square feet.
- Neighborhoods set the commute. Two or three are enough.
- The term sets the price. One year is the shortest private-floor term you can enter, two or three are more usual, and the briefer the commitment the more each square foot costs.
What size a startup needs, worked from the first input
Allow 175 square feet per person. That is rentable area, and it includes each person's share of the meeting rooms and the kitchen. Fifteen people come to about 2,625 square feet. A densely seated team can enter 140 a head, and one that expects to hire should enter 15 to 25 percent more.

Can a founder use the finder without talking to anyone?
Yes. The calculator, the size and budget pages and the full list of floors are open, with no form in the way. When you want a shortlist built for you, send the inputs through the start page.
What does it cost a startup to use Nomad as its office space finder?
In most transactions the landlord pays the broker fee, so a tenant usually pays nothing out of pocket for the search; the commission terms on each deal confirm it. The tools on this site are open to anyone. When a broker takes over, ask at that point what you would be signing and whether any fee could come to you.
What if only three of the five inputs are known?
Headcount, timing and budget are enough for a first shortlist. Neighborhoods and term sharpen it, and both are easier to decide once you have seen real floors with real rents.
Does the finder include coworking desks?
No. Our listings are private floors in Manhattan. For comparison, a coworking desk runs roughly $800 to $1,400 a month, and below about 15 people desks usually cost less than a floor of your own. A team of 15 is at the point where it is worth pricing both.
