A local commercial real estate brokerage offers a startup knowledge that only comes from leasing in the same buildings month after month: which landlords give ground and on what, which buildings suit a team like yours, and which floors have been sitting long enough to deal. None of that transfers between cities. Local is the right choice when the requirement is one office in Manhattan. A national firm is the right call when offices in several cities are being negotiated together. What local knowledge is, in practice
- Which landlords move. Some give free rent readily and hold firm on the rate; some will shorten a term for the right tenant; some do neither.
- Which buildings suit. Two lofts on one block can differ in elevators, power and light, and only someone who has been inside both knows.
- Which floors have been sitting. A floor that has been available for a while is a different negotiation from one listed last week.
- What is not listed. Sublets, and space an owner is about to bring to market, are usually known to brokers first.
A broker learns these by closing deals in a neighborhood, and they do not travel.
When a national firm is the better choice than a local one
When the requirement is itself national. A company leasing in several cities at once, or managing offices as a portfolio, is what the largest firms are organized for. A startup taking one floor in Manhattan is not that client, and at a large firm the question to ask is who will actually work on a search of your size. Does a smaller, local firm cost a startup more, or less?
Neither, usually. In most transactions the landlord pays the broker fee whichever firm acts for the tenant, so the size of the brokerage does not appear in a startup's costs. What differs is the person assigned to the search and how well that person knows floors of the size you need. Ask any firm, local or national, how it is paid on your deal.

Is a local brokerage only useful for small offices?
No. Local describes where a firm's knowledge sits, not how large a floor it can handle. A requirement becomes a national firm's business when it spans several cities, not when it passes a certain square footage in one.
How can we check that a firm really is local to our neighborhoods?
Ask for recent tenant deals near your size on the streets you are considering, and ask what the firm has available there now. A firm that publishes addresses and asking rents has made the second question easy to answer.
