What the 175 square feet a person has to absorb

The allowance measures the floor, not the desk. A workstation takes a small share; the rest goes to conference rooms, phone rooms, the pantry, reception, storage and circulation. Shared rooms scale in steps, so somewhere in the forties you add three meeting rooms at once.

Three floors on our book show the number after a landlord has drawn it. 520 Madison Avenue [Partial 21st Floor] holds 44 workstations, three private offices, two conference rooms, an eat-in pantry and reception in 7,092 feet: 161 a workstation. 540 Broadway [Entire 2nd Floor] fits up to 40 workstations plus a conference room, wet pantry, lounge, phone booth and reception into 6,350 feet: 159. 1239 Broadway [Entire 12th Floor] was built for a team of 75 to 80 across 12,500 feet: 156 to 167. What fifty people cost, monthly and against the city

Where you sign moves more money than how hard you negotiate. What a floor for fifty has to hold, and the feet nobody sits in

The program is settled at this size: one room seating leadership plus visitors, two or three in the six-to-eight range, a phone room per twelve to fifteen people, a pantry big enough for all-hands, plus reception, a lactation room, IT and storage. Fifty standing sits under the seventy-five-occupant place of assembly threshold.

Rights. A right of first offer on contiguous space costs a landlord nothing, so ask which neighboring floors roll during your term. Write sublease consent as not to be unreasonably withheld with affiliate transfers carved out, and burn the letter of credit down after two clean years: three months released is $156,406.
