What a SoHo loft listing leaves out

A listing shows the ceiling height and the light, and in SoHo both are real: these are cast-iron lofts with tall ceilings and street walls that are mostly window. These are the things it does not show, and we check each on the tour.

  • The column grid. Columns are part of the charm until a row of them lands where the meeting rooms should go. A test fit on the actual plate settles it.
  • Landmark status. Most of the district is protected, which affects signage, facade work and some interior work.
  • Freight. A building with a single elevator meters every furniture and construction delivery.
  • Sound. Hard floors and high ceilings carry it, so acoustic treatment belongs in the budget early.
  • The street. Broadway and Spring are crowded on weekends, while Greene, Mercer and Wooster stay calmer.

Who SoHo suits, and who should look elsewhere

SoHo works for companies whose office does part of their selling: fashion and beauty brands, consumer technology, design studios, and founder-led firms that host press, buyers or candidates. For them the address is closer to a marketing expense than a facilities one.

It works less well for an engineering-led team, which will usually find similar loft character with more choice and simpler buildouts in Flatiron or Chelsea. Terms a tenant advisor presses on a SoHo lease

Owners here hold face rents firmly, so the negotiation moves to other terms.

  • Free rent and the improvement allowance, sized to a priced buildout.
  • Signage and lobby directory rights, written into the lease.
  • The landlord's record of approving alterations, in writing, before you commit to a schedule.
  • What must be removed when the lease ends.
  • The right to sublet or assign.

Does a brand pay its tenant advisor on a SoHo lease?

Usually not out of pocket. In most transactions the landlord pays the broker fee, and each deal's commission terms confirm it. Before the loft checks begin, ask any advisor, us included, whether a fee of any kind could come back to the brand.

How quickly do good SoHo floors get taken?

Quickly. Supply in the district is scarce and uneven, and a good floor can be taken between one round of tours and the next. Decide what would make you say yes before the tour, so you can act when a floor fits.

Can our company put its name on a SoHo building?

Sometimes, and it has to be negotiated. Exterior signs in the historic district go through landmark review, and the lease has to grant the right. Raise it in the letter of intent, and have your architect and attorney confirm what the rules allow for that building.

What if the SoHo floor we like is too small in two years?

Ask for the rights that cover it now: a first offer on other space in the building, and a sublet clause that lets you pass the floor on. If the plan clearly outgrows the district, tour Flatiron the same afternoon and compare.
