Short-term office leasing asks a startup team for the same four things a long lease does: financials, security, a guarantee and insurance. A landlord sizing up a young company wants recent financial statements or evidence of funding, a security deposit or letter of credit that is larger when the operating history is short, and usually a good guy guarantee from a founder. The package a landlord wants with a startup's proposal
A short term does not shorten the landlord's questions. It is still deciding whether your company will pay rent every month, and a startup answers with documents:
- Financials. Recent statements, or for a company that has just raised, proof of the round and the cash in the bank.
- Security. A cash deposit or a letter of credit from your bank.
- A guarantee. On most private landlords' leases, a good guy guarantee signed by a founder.
- Insurance. A certificate naming the building, which it will want before move-in.

Security and the founder's guarantee, in plain terms
The security deposit is typically several months of rent, and the request climbs for a company without years of financials. A letter of credit keeps the cash in your account instead of the landlord's. Ask for a burn-down, a schedule that hands back a portion of the security as each clean year goes by. A good guy guarantee is personal, but limited: the founder is liable only while the company occupies the space, and is released once it gives notice, moves out, returns the keys and has paid through that date. The release has conditions, so have your attorney confirm them on the specific lease.
If the short-term floor is a sublease, the list changes
On a direct lease you satisfy the landlord. On a sublease you satisfy two parties: the tenant you are renting from, and the building's owner, who must consent and will review your financials before doing so. The price is usually lower, but the term is whatever remains, the space comes as it is, and no improvement money is on offer. A direct lease costs more and brings a renewal option within reach.
What a startup team should read before signing
- The guarantee's notice period and release conditions.
- When the security comes back, and on what conditions.
- The holdover rate, since a short term ends soon.
- Restoration: what condition the floor must be returned in.
- Whether you may sublet if the team outgrows the space early.

Is short-term leasing a good fit for a startup?
Yes, when the plan has a real decision point inside two years: a round to close, a product to launch, a New York office to prove. You pay more per square foot than on a long lease, and in return you are not locked into a floor sized on a guess. It fits less well once headcount is predictable, when a longer lease with sublet rights usually costs less.
Do all the founders have to sign the guarantee?
Not necessarily. Who signs is negotiable, and the ask worth making is one named individual in place of every founder jointly. On stronger credit the guarantee can sometimes be traded for a larger deposit or letter of credit.
