What full service means in commercial real estate
The phrase is used loosely, so here is a test. A brokerage finds space and negotiates a lease. A full-service brokerage also does what comes after: it builds the space, furnishes and wires it, and keeps it running. A firm that calls itself full service and hands you a list of outside vendors at signing is a brokerage with referrals.
Many full-service firms work the owner's side too, leasing buildings for landlords as well as finding space for tenants. Nomad does both, which is why the question of who it works for on your deal has a section below.
The four services, and what each hands to the next
- Tenant-side brokerage. The brief, the shortlist, tours, proposals, the letter of intent and the lease. It hands construction a test fit, an improvement allowance checked against a contractor's estimate, and a delivery date.
- Construction management. Design, Department of Buildings filings, landlord approvals and the management of the contractor, over the 10 to 16 weeks a custom buildout typically takes. It hands facilities a finished office.
- Facilities management. Cleaning, repairs, maintenance and vendors after move-in. When the lease nears its end, the cycle returns to brokerage for the renewal or the move.
- Flex by Nomad. A furnished private floor on a term of 12, 24 or 36 months, ready two to four weeks after signing, for a company that would sooner skip construction.

Who Nomad works for, and the dual agency disclosure
On a tenant's search, Nomad works for the tenant. Nomad also offers agency leasing and owner representation, which means some Manhattan buildings are leased by Nomad for the people who own them.
The two meet when one of those buildings fits your brief. That is dual agency, and in New York one broker may act for both sides only when both have given informed consent. Ask at the start which buildings on your shortlist it applies to. Doing both kinds of work has a use for tenants: a firm that leases buildings knows from the inside what an owner will concede.

What does a full-service brokerage do that a broker alone does not?
It stays after the signature. A broker's job ends with the lease; a full-service firm then manages the buildout, brings in furniture and cabling, and runs the office day to day. The practical benefit is that the allowance and the schedule were negotiated by people who knew what the build would need.
Do we have to use every service?
No. Each service has its own scope, and a company taking a furnished floor may need no construction at all. Say when you first get in touch which stages you want help with, so the scope is clear before work starts.
Is Nomad's coverage only Manhattan, or other boroughs too?
Our published listings are all in Manhattan, and none is in Brooklyn. If your team is based in another borough and is weighing a Manhattan office, the search, the lease and the buildout work the same way.
How is a full-service firm paid?
Brokerage is paid by commission when a lease is signed, and in most transactions the landlord pays the broker fee. Ask how construction and facilities work would be scoped and priced for your floor before you commit to either. How the commission works is on the brokerage page.
