Hiring a Full-Service Real Estate Brokerage Firm: Five Questions for a Startup
A startup should judge full-service real estate brokerage firms by five answers, not by the label. Does the firm represent tenants, landlords or both, and how does it disclose a conflict? Who runs the search day to day? What does it do after the lease is signed, and with whose people? How is it paid, and does it ask for a retainer or exclusivity? And does it actually work on small floors, short terms and fast timelines? A firm that answers all five in writing is probably what it claims. Question one: tenants, landlords or both?
Many full-service firms do both, and that is normal. What matters is how a conflict gets disclosed. If the firm leases a building for its owner and that building lands on your shortlist, one firm is on both sides of your deal. New York calls that dual agency and allows it only with the informed consent of both sides.

Question two: who runs the search day to day?
The person who pitches is often senior. Ask who takes the weekly call, who walks the tours and who negotiates the letter of intent, and ask how many searches that person is carrying. Then meet them before you agree to anything. At a large firm a 20-person search can be a small file inside a big team, so find out where yours would sit.

Question three: what happens after signing, and with whose people?
This is the question that tests the label. Full service should mean the firm itself manages the buildout and then runs the office. Ask:
- Who coordinates design, filings and the contractor, and do they work for the firm or for a vendor it refers?
- Will you get a contractor's estimate on our test fit before we sign, so we know the allowance is enough?
- Who handles cleaning, repairs and vendors once we are in?

Pay first. In most transactions the landlord pays the broker fee, whichever firm you hire, so the fee is not what separates them. What separates them is what they ask of you up front. Is a full-service firm better for a startup than a small tenant brokerage?
Not by definition. Full service helps when you will need a buildout managed and an office run, and want one firm accountable for both. If you are taking a furnished floor and need only the search and the lease, the services after signing matter less than who runs the search.
What is a red flag in a firm's answer about conflicts?
Vagueness, or a request to consent to dual agency in advance for every building. The disclosure should come when a specific building raises it, with the choice left to you.
Should a startup sign an exclusive with a full-service firm?
Only one it could leave. A short exclusive with a clear termination right is workable. A long one with no exit, signed before any tour, is not. Whichever firm offers it, read the length and the termination clause first.
How can we check a firm's claim that it handles the buildout?
