  • Meeting rooms, counted by the busiest day and not the average one. A firm that hosts needs more rooms per person than one that does not, and one room large enough for a full client team.
  • The address. Clients should be able to place it without directions.
  • Arrival. The lobby, the security desk and the elevator ride are part of every meeting. Ask how visitors are received and how long the wait is at nine in the morning.
  • The route in. Visitors from the suburbs and the airports arrive by train, so distance from the terminals matters more than it does for a team that only commutes.

What the premium around Bryant Park buys

The park is the amenity no landlord can build: nine acres of lawn in the middle of Midtown, a winter market and rink, and a view that clients remember. Towers on Sixth Avenue and 42nd Street have it from height, and prewar buildings on the side streets look down the lawn.

Is Bryant Park worth the premium for a ten-person advisory firm?
