Worth knowing

Every rent, size and desk figure here comes from the floors Nomad represents in each submarket right now, medians included, and all of it moves as the book moves. Condition and exact usable area on any given floor are worth confirming on tour.

The rent gap, in dollars rather than percentages

Two medians frame this: $98 per square foot per year in SoHo, $62 in NoMad. That is a 58% premium and $36 a foot in cash, which on a 6,000 square foot floor comes to $216,000 a year before a single escalation lands. Against the $75 citywide median across our book, SoHo prices 31% high and NoMad sits 17% under it.

The ranges complicate that headline. SoHo availability runs $68 to $125 a foot against NoMad's $57 to $90, and the least expensive floor in either submarket is in NoMad: the entire 7th at 22 West 27th Street, 6,000 square feet at $57. SoHo's median is high because the top of its range is.

Product and address drive the spread, not distance. SoHo's floors sit in landmarked cast-iron lofts whose asking rents price finished condition and the retail street below as much as the footage, while NoMad's three prewar side-core plates are alike enough to cluster inside a five dollar band. Asking rent is not taking rent either, so weigh free rent, improvement money, escalations and the rentable versus usable split before weighing neighborhoods.

The inventory, and which teams it can seat

We hold 7 floors in SoHo and 3 in NoMad, and for most searches that depth matters more than the price. SoHo's spaces run 3,750 to 27,344 square feet, roughly 21 to 156 desks at the 175 square feet per person we plan around. NoMad's run 6,000 to 12,500 square feet, roughly 34 to 71 desks.

As a seating chart rather than a price list, the answers are unambiguous:

  • Under about 30 people: SoHo only, since NoMad's smallest available floor is 6,000 square feet.
  • Roughly 35 to 70 people: both work, and this is the band where the $36 gap is worth the most money.
  • Above 75 people: SoHo only. NoMad tops out near 71 desks, while SoHo carries One Soho Square at 27,344 square feet, roughly 156 desks on a single plate.

Three floors is a thin book and behaves like one. NoMad availability can go to zero on a single signature, so treat that option as perishable rather than building a six week process around it.

Commutes, and what they cost you in hiring

SoHo sits on N/Q/R/W, 6, A/C/E and B/D/F/M, six subway lines inside a five minute walk. NoMad has N/R/W, 6, and F/M at 23rd and 28th, trading breadth for proximity: from the 28th Street platforms, Grand Central and Union Square are about ten minutes off.

What matters is how many of your people get a one seat ride, so collect home stations from the staff you have and the roles you are about to open, then count transfers against each submarket. An added transfer costs you attendance one absent Friday at a time, and costs you candidates louder than that at the offer stage. SoHo's neighbors are NoHo, Hudson Square and Tribeca, which keeps a downtown team downtown; NoMad borders Flatiron, Murray Hill and Chelsea, the pool most growth-stage companies already hire from.

Our recommendation, by tenant type

For a consumer, fashion or design-led company whose office does recruiting and client work as part of its job, pay for SoHo and stop agonizing over the premium. A candidate who walks out of a loft like the partial 5th at 110 Greene Street has been sold something no rent comparison captures.

A growth-stage company of 35 to 70 people spending investor money, whose customers arrive by video call, should take NoMad without regret. On 10,000 square feet the gap is about $360,000 a year, which is real headcount rather than a rounding error, and a single NoMad plate seats the whole team.

Two cases decide themselves on inventory: a team of 20 to 25 has one submarket today because NoMad's floors start above what it needs, and a team above 75 has one for the opposite reason. SoHo wins both by default. If nobody visits your office and hiring runs on remote pipelines, though, the SoHo median is a poor use of money when NoMad reads comparable for about 37% less.

How to settle this in one afternoon

These submarkets sit minutes apart, so we run them as one tour. Standing inside a $62 NoMad full floor and a $95 SoHo loft within the same two hours settles arguments that spreadsheets will not.

Bring a headcount for 24 months out rather than today's. We run test fits on the two finalists so you compare seats instead of square feet, and we lay the terms beside each other: escalations, electric and cleaning, improvement allowance, free rent, and whether the landlord takes a good guy guarantee in place of a larger letter of credit. We represent tenants only and hold floors in both, so send a headcount and a move-in date.

Is SoHo more expensive than NoMad?

Yes, SoHo runs about 58% higher, $98 against $62 per square foot per year. Both figures are medians of Nomad's current availability.

Which suits a growing team better?

SoHo: Cast-iron lofts with high ceilings, the default for design-led and consumer brands. NoMad: North of Madison Square Park, hotels, restaurants and dense growth-stage offices. The deciding factor is usually commute and the rent difference on the floor size you actually need.

How do they compare on transit?

SoHo, N/Q/R/W, 6, A/C/E, B/D/F/M. NoMad, N/R/W, 6, F/M at 23rd and 28th.

Can we tour both submarkets in one day?

Yes. These submarkets sit minutes apart; a well-planned tour covers four to six floors across both in an afternoon, which is the fastest way to make this comparison real.

How firm are the boundaries between these neighborhoods?

Soft. Brokers and landlords shade labels a block or two in whichever direction sounds better. Judge the block and the building, not the name on the map.
