Among the SoHo floors closest in size, 6 Greene Street asks $78 at 4,900 square feet, 540 Broadway $85 at 6,350, 110 Greene Street $95 at 3,750, 50 Greene Street $98 at 7,300, 104-110 Greene Street $110 at 5,375, 520 Broadway $125 at 5,539 and the 503-511 Broadway penthouse $125 at 5,552, a median of $98.

So it prices high, and we will say so plainly. The premium buys a floor already built and furnished, which removes a custom fit-out and its ten to sixteen week calendar along with the months of paying rent in two places. Against a raw floor at $85 that still needs building the gap narrows well below $35; against another finished floor, $120 has to be argued down.

How to evaluate the floor, and what really sets the cost

An hour on the eighth floor earns its keep only if it settles what the listing cannot. This is a partial floor, so find out who shares the landing and what the common corridors and restrooms look like. Plug and play is used loosely, so establish what the furniture includes, and check the phone rooms for sound, the electrical capacity and the cost of overtime air conditioning.

Treat 5,003 as a rentable number rather than a floor you can furnish. Manhattan loss factors typically run 15-25%, so the usable area behind it lands near 3,750 to 4,250 square feet once corridors, core and restrooms come out. Base rent covers occupancy and, in most leases here, cleaning of the office areas.
