Worth knowing

Every figure here comes from our own record for 6 Greene Street and the nine SoHo floors we represent, checked against the $75 citywide median across our book. Where we do not hold a fact about the building, we send the question to the tour.

What is available at 6 Greene Street today

One space sits on our book here, and at a size that usually trades as part of a floor, this is the whole thing.

  • Entire 2nd Floor, 4,900 square feet, asking $78 per square foot per year. That is $382,200 a year and roughly $31,850 a month before electricity, and it seats about 28 people at the 175 square feet per person we plan to, which leaves room for meeting rooms rather than desks pushed to the walls. Opened up and run dense it takes 35; the private offices already built in point closer to 22.

It comes furnished, with those offices and a pantry in place, which matters to the calendar: a team that can live with the existing plan occupies in weeks rather than the ten to sixteen a custom fit-out needs. At 28 desks that is about $1,138 per seat per month. We hold our own photography and a 3D walkthrough of the floor, though no floor plan.

What $78 means against SoHo and against the city

SoHo asks more than the rest of our book. The nine floors we represent here run $68 to $125 per square foot per year with a median of $98, roughly 31% above the $75 citywide median across our availability. This floor sits about 20% below the SoHo median and about 4% above the city.

Size is what makes the neighborhood median misleading, and here it misleads in the tenant's favor. One of the nine SoHo availabilities is a large block, 27,344 square feet at One Soho Square asking $68, and a block that size prices at a per-foot discount. Take that one out and the boutique floors a comparable company would shortlist read $78 here, $85 at 540 Broadway, $95 at 110 Greene Street, $98 at 50 Greene Street, $110 at 104-110 Greene Street, $120 at 60 Charlton Street and $125 at both 520 Broadway and the 503-511 Broadway penthouse. This floor is the cheapest of the eight: 60 Charlton Street is nearly the same size and asks $120.

Our honest read is that $78 prices low for SoHo rather than at market. The same 4,900 feet at the $95 asked up the street would cost $38,792 a month, about $83,300 more a year. A floor this far under its neighbors usually has a reason, so establish on the tour whether it is the low floor, the fixed layout, the condition or the term.

The submarket around the building

Greene Street runs through the middle of the cast-iron district, and the trains reach it from every direction: N/Q/R/W, 6, A/C/E, B/D/F/M, six lines inside a five-minute walk.

Tenants who choose SoHo tend to be brand-led, the fashion, design and consumer companies for which the address is part of the pitch, joined lately by AI startups whose founders live downtown. Our own record on this floor describes a landmarked cast-iron loft, and landmark status governs what a buildout may touch, so a plan drawn without that constraint comes back for revisions. The shape of this plate and its light are questions for the walkthrough.

Nearby our book holds 110 Greene Street at 3,750 square feet asking $95, 540 Broadway at 6,350 asking $85, 60 Charlton Street at 5,003 asking $120 and 520 Broadway at 5,539 asking $125. NoHo, Hudson Square and Tribeca sit on the borders, and a requirement under 3,750 square feet has to cross one of them.

What a tour has to settle, and what actually sets the cost

Taking the entire second floor removes the questions a partial floor forces, which frees the hour for harder things. Walk the furniture and get whatever stays written into a schedule attached to the lease. Decide whether the private offices help you or need to come out, since a restoration clause can oblige you to put them back at the end of the term. Confirm whether the space is direct or a sublease, because that answer reshapes term length, buildout money and who sits across the table.

Treat 4,900 as a rentable figure rather than square feet you can furnish. New York buildings quote rentable area with a loss factor built in, commonly 15-25%, so the usable space behind it lands near 3,675 to 4,165 square feet. Plan the desk count against the smaller number.

Base rent buys occupancy and, in most Manhattan leases, cleaning of the office areas. Electricity is billed separately at roughly $2 to $4 per square foot per year, about $815 to $1,635 a month here, and internet, insurance, overtime HVAC and the annual tax and operating escalations ride on top.

Blended rent across the term is the number worth signing against. An unnegotiated 3% escalation carries $78 to roughly $88 by year five and averages about $82 over sixty months, while three months free on that term takes about 5% off and returns the blend close to the figure asked. A furnished floor needs less improvement allowance than raw space, so the leverage moves toward free rent, the escalation cap, the security, the good guy guarantee and the restoration clause.

How Nomad works on this floor

We act for tenants and never for landlords, so nobody on the other side of this deal pays us. The rent, the size and the monthly are published here for a related reason: a number held back is usually about to move.

We can generally get a team onto the Entire 2nd Floor within the week, and we walk the SoHo comparables on the same trip so $78 gets judged against $85, $95 and $120. Having delivered 300+ office buildouts across New York, we answer the construction questions with the same people who negotiate the lease.
